This theater was built by the American Legion which used the lower level for their meetings. It was eventually turned over to a Mr. Spadafore who had also run several other theaters around the state. I found a 1914 photo of a building that looks to have an American Legion placard standing in front of it.
Extrapolating from that based on the articles below, that building could be the old theater. It's a bit of a stretch but possible nonetheless. See photos and comparison to 2018 street view below. I will use the address of the Emporium building as the address until I find out differently.
Update July 3 2022: I went to New Buffalo and the old theater building is now white. Based on the historical photos, I believe this to be the building.
